    The purpose of this Senior Asset Manager role is to drive and execute the retail asset strategy as well as managing the asset operation, marketing, and leasing activity of its Tokyo retail / assets to achieve or exceed the targeted financial performance. S/he will provide report to the Director, Head of Investment / Asset Management in executing the asset management activities.

    Qualifications - University graduate - Registered real estate broker license preferred - Functionally fluent in written and spoken business English. - Native or near-native level Japanese Required Experience - 10 years or more of hands-on experience in the retail industry including asset management, property management, leasing, or development,repositioning of high street retail properties. - 5 years or more of hands-on experience in asset management (Retail preferred), however residential-only asset management experience may be considered for the right candidate. - Overseas education or work experience in a fast paced international office atmosphere preferred. Asset disposition -Responsible for disposition of assets including agent selection, negotiation with buyers, preparation of PSA with lawyers and execution of asset disposition. -Prepare disposition approval memo and get approval from investment committee. -Communicate with lenders, trust banks and other third parties to get required approval for disposition. Financing -Re‐financings including lender selection and documentation/execution of related agreements. -Monitoring of debt covenants Reporting & Directing -Prepare and distribute periodic asset management reports to Portfolio Managers / Investors. -Review monthly reports from property managers and forward them to lenders and trust banks.
