Asset Management
-Responsible for achieving the financial objectives of the assets under management, including
preparation of the annual budget and present annual property strategic plans.
-Work with the Property Managers and other consultants to identify and implement asset
strategy to enhance the asset value
-Assign external specialists such as leasing agents, retail consultants and construction managers
and work with them closely to carry out management plan of assets.
-Oversight of construction projects & AEI and works closely with the appointed Project Manager
to achieve the goals of the investment.
-Identify, evaluate and control all aspects of asset management risk including operation audit,
related compliance and FCPA matters.
-Coordinate the annual external appraisal process for investment properties. Assure required
information is communicated and provided to appraisers.
-Compile property information to conduct analyses, e.g., lease rollover, single tenant exposures,
operating results, capital expenditures, etc
-Prepare analyses of various investment decisions ‐ leasing; financing; acquisitions; sales; hold,
including identifying factors contributing to changes in valuation.
Asset disposition
-Responsible for disposition of assets including agent selection, negotiation with buyers,
preparation of PSA with lawyers and execution of asset disposition.
-Prepare disposition approval memo and get approval from investment committee.
-Communicate with lenders, trust banks and other third parties to get required approval for disposition.
Financing
-Re‐financings including lender selection and documentation/execution of related agreements.
-Monitoring of debt covenants
Reporting & Directing
-Prepare and distribute periodic asset management reports to Portfolio Managers / Investors.
-Review monthly reports from property managers and forward them to lenders and trust banks.
